Labour Reverse Ferret Over RICS Cock-Up

Ed Miliband is ignoring questions from broadcasters on whether the Royal Institution of Chartered Surveyors supports his rent caps policy following Guido’s story this morning. They have however rowed back considerably in a statement to Guido. Clarifying their earlier claim that RICS is “examining what an appropriate benchmark might be”, Labour now admit:

“RICs are developing proposals on long term tenancies and rent reviews linked to inflation or market rents as part of their Code of Practice for the Industry. We will look to build on their conclusions as we work with the industry to implement this policy in government.”

Which, RICS point out, does not mention benchmarking. They say “We do not recommend that a government introduce a ceiling on rent increases” and that rent caps are “not a solution”. That went well then…

    Funny how Labour want to control rent increases yet when they were in power for 13 years my council tax increases were always more than double the rate of inflation. On one occasion the increase was over 500% the rate of inflation.

        Exactly. They introduced HIPS as well, selling my last property added £350 to the bill for no benefit to either myself or the buyer.
        They introduced student tuition fees that now saddles students on a 3 years course with a £27K debt before they even start work (you need to add student loans to this sum so most students have debt of approx £50K before entering the workforce).
        Labour are filled with deception and hypocrisy!

          …and a large dose of ineptitude. The problem is not the legislation (their usual panacea) but the fact that the position is unequal. No matter how long the contract minimum length is, an unprincipled landlord or agent can still get out of it. Tenants have no protection under the law and agents are NOT liable. What needs to happen is that the laws as they stand, are implemented properly and that agents are held to account for lies and unprofessional services.

          Typical Millibore soundbyte. RICS wouldn’t know a benchmark if it jumped up and bit them. Government is full of benchmarks that are no sodding use.

          Red Ed reliant on useless consultants as usual. Still as little Ed lives in a £3m mansion, he is never likely to worry about this. Perhaps he’s more worried about Cable’s designs on his property assets!

    Impose a rent cap and landlords and letting agents will charge an application fee and other fees such as fee for garden maintenance or the building maintenance fee etc. in some cases if you look on zoopla this occurs already. So landlords will get around the rent limits; or they will decid not to rent the property out at all or use one of the Internet sites that get round this

    Nice to see Owen jones has already got an article in the guardian blaming the evil Tories etc and the comments sound like a student debating society. The fact is that rent controls would mean that landlords would simply decide that the hassle of renting would not be worth it and not rent. Instead either sell it or leave an empty property so it could just go up in value.

    I like the comments evil renters boo hiss etc theiving scum etc tenants good etc. I have had tenants next to me and at least 3 lots over the last 16 years have done a runner and in one case left the property a mess

      Firstly I am left wing.

      I agree the rent cap isn’t the best idea, but we do need to do something to make housing affordable. I am open to ideas but so far only this one has been suggested. So far only Labour are suggesting any solution.

      I don’t know why anyone would leave a property empty just to spite rent cap. The lost revenue even if capped would surely cause greater problems for the property owner.

      If it did then force property owners to sell however this can only be a good thing, increase the supply to match or outstrip demand. Can only at time when the cost of housing is increasingly out of reach for us young folk be a good thing.

    Since ’04 the UK population has risen by 4 million. By 2028 it’s expected to pass 70 million. In essence, in less than 25 years that’s nearly 11 Birmingham’s needed to be built just to keep-up with population growth. Of course we haven’t kept up and now we find ourselves in this High Demand/Rent predicament. To those who called people that said “Britain’s full” racists, you’ve been proved to be both lairs and idiots. We ARE full.

    Stop unrestricted Immigration,
    Stop Child Benefit after TWO kids,
    Build more Council Houses (and don’t sell them),
    Compulsory Purchase ALL building land not built on after 2 years.

    There already is a Housing Benefit limit set by my Council. The only reason why it’s out of control is because of London and the S.E. but that’s where all the (alleged) jobs are and hence that’s where the Demand is highest. A destructive symbiosis. We need to re-balance the UK and stop this London-centric/S.E. fetish we seem to have at the moment.
